Serving the Treasure Coast, Palm Beach, Broward, and Miami-Dade — we manufacture, sell, and install our own premium rubber roof coatings and waterproofing systems. This guide covers what every South Florida homeowner and property manager should know before hiring a roof coating contractor.

note NOTE

Our contracting division is a licensed and insured roof coating contractor. We manufacture, sell, and install our own high-performance rubber roof coatings and waterproof sealants. Surface prep is mandatory — a primer is no substitute for thorough cleaning. For tile roofs, adhesion primers are required; for metal, etching primers are recommended before coating.

Key buying factor: Always verify a contractor's ponding water rating before purchasing. This is the most critical performance test — coatings that fail under standing water fail the whole purpose of waterproofing.

Service areas: Martin County, St. Lucie, Palm Beach, Broward, and Miami-Dade — including Port St. Lucie, Fort Pierce, Jensen Beach, Stuart, Hobe Sound, Jupiter, Tequesta, Sebastian, and Hutchinson Island..

5 Criteria That Separate a Roofing-Grade Coating from Roof Paint

Most homeowners can't tell a roofing-grade coating from a repackaged paint product until it fails. These are the specific, checkable criteria that actually determine whether a coating lasts 3 years or 15 — not marketing claims, but the technical specifications you can ask any contractor to show you in writing.

1. Dry Film Thickness (DFT)

What it is: The actual cured thickness of the coating once applied, measured in mils.
What to check: Roofing-grade coatings run 20+ mils per system. Decorative roof paint runs 2–5 mils. Ask for the product data sheet (PDS) — it states DFT directly.
Why it matters: Thickness is what creates a seamless waterproof membrane rather than a surface tint. Thin products fail at seams and joints first.

2. Ponding Water Rating

What it is: Whether the coating is rated to remain submerged under standing water without degrading.
What to check: Ask specifically — "Is this product rated for ponding water?" Many standard elastomeric coatings are not, and using one on a flat roof that holds water after rain is a common, expensive mistake.
Why it matters: Flat roofs are the most common roof type to develop standing water after storms. A non-rated product breaks down exactly where it's needed most.

3. Written Manufacturer Warranty

What it is: A warranty issued by the product manufacturer, not just a verbal guarantee from the installing contractor.
What to check: Ask to see the actual warranty document before signing. Confirm whether it's the manufacturer's name on the warranty or just the contractor's.
Why it matters: A manufacturer-backed warranty remains valid even if the installing contractor goes out of business. A contractor-only guarantee does not.

4. Surface Preparation Requirements

What it is: The cleaning, repair, and priming steps required before coating application.
What to check: Ask what's included in the quote — pressure or soft washing, tile/crack repair, primer application. A quote that skips straight to "coating application" with no prep step is cutting corners.
Why it matters: A coating is only as good as the surface it's bonded to. Skipped prep work is the single most common cause of early coating failure.

5. Contractor Licensing & Insurance

What it is: Verifiable state contractor license and active liability/workers' comp insurance.
What to check: Florida license lookup at DBPR.myflorida.com. Any contractor who won't provide a license number should not be hired.
Why it matters: Licensing verification takes two minutes and eliminates the majority of bad-actor risk before any money changes hands.

None of these five criteria require taking a manufacturer's word for anything — they're all independently checkable before you sign a contract. That's the point of asking them.

FAQs

Check with the coating manufacturer who may be able to suggest applicators that have used their products and have familiarity with the application. Another option would be to interview contractors and ask specific questions about their proven ability to install roof coatings.
Almost all types of roofs can be coated. Some examples include metal, spray polyurethane, single-ply, modified bitumen, Built-up roof (BUR) systems, etc. With special treatments, ballasted and gravel surfaced membranes are acceptable roof surfaces for coating membranes. Best Roof Paint Manufactures Inspections ensures this measure is undertaken prior to the work performed that the surface are stable.
Often roof coatings can be applied by using a brush, roller, and spray in place systems like our Best Roof Paint and Roof Coatings.
The roof must be thoroughly cleaned and allowed to dry thoroughly. This is a critical step to ensure a successful coating application, being careful not to damage the lap seams. Care should be taken when pressure washing not to disturb the integrity of the underlying roof membrane, particularly where there are adhered seams. Refer to the specific coating manufacturers guidlines when deploying their specific Product requirements for roof surface preparation.
A primer is no substitute for thorough cleaning, which is mandatory. Primers are useful for etching (metal) as well as metal roof treatments that seal, like Roof Waterproofing, Old School Tar resin bleed out (like endless tar patches/asphalt/BUR to repair Flat Roofs). You need Cement Tile roof protection or clay roof Tile paint applications, most importantly primers improve adhesion (mandatory for Roof Tile Surfaces or BUR Flat Roofs ).
The difference is in dry film thickness (DFT) and what the product was engineered to do. A roofing-grade elastomeric coating cures to 20+ mils — thick enough to bridge cracks, seal seams, and create a continuous waterproof membrane rated for ponding water and wind uplift. Roof paint, by contrast, cures to 2–5 mils — it changes color and adds minimal UV protection, but it doesn't waterproof. A repainted roof looks different; a properly coated roof performs differently. Ask any contractor for the product data sheet — DFT will be listed directly on it.
